 Realtors are here to save you money! Sounds so funny when we Realtors here the poor buyers or sellers say "I saved money by not having a Realtor". Most of us feel bad that the buyers or sellers fell for this line. The average commission is 6 to 7% on a home and 8 to 10% on land in our area. Most Realtors like my self make sure to negotiate at least $10,000 - $20,000 on each property purchase,sometimes even more. (I negotiated $52,000 on a large land purchase) so when you look at it you did not save money by not having a Realtor handle your property transactions, you actually Lost Money! The next time a builder, seller or buyer might try to convince you not to use a Realtor because you will save money....Give me a call, I will be glad to show you the real truth to this growing rumor that is taking advantage of the property sellers and buyers. (In a bad way).

Also when you use a Realtor you are protected! Legal documents and title work are vital to make sure the fact that you decided not to use a professional to close your property transactions correctly "does not come back to bite you". We are Realtors by profession, most of us like myself, went to school to get educated on Real Estate, we hold a valid License and pay dues yearly and continue education to keep them valid. Don't be fooled by the thought of saving money if you don't use a Realtor.. The truth is... You are putting yourself at great risk and you are loosing money on your purchase!

Calling all "Responsible" Dog Owners!

 I have been busy these last few months attending a few township meetings across the state to help prevent BSL =Breed specific legislation. Thanks to the media most of you think scary thoughts when you hear the word "Pit Bull". To be honest I once thought the same thing several years ago before I was educated on the breed. I grew up owning a German Shepherd, Husky, Alaskan Malamute and two loving Saint Bernard's. I love all dogs big or small..down to the tiny Boston terrier my Grandmother adored. Being one who always seems to cheer for the under dog it was no surprise that my heart went out to the American Pit Bull Terrier. After I educated myself on the breed by reading as much as I could I searched for my new canine best friend. I found her at www.blessthebullys.com  she was looking up at the camera with a big white bow. After a couple meetings, adoption papers and check ups on her home life with me, she was mine. Other than showing home listings she goes everywhere with me, a true side kick. I love the look on strangers faces when her and I are on one of our hikes and they ask what kind of dog is she? I also love the way she greets them with a smile and loving nudge, Strangers always leave with a smile... "Wow, that was a pit bull...I thought they where dangerous". What is dangerous is irresponsible dog owners, those who do not take the time to train their dogs, let them live their lives on a chain, do not keep them on their property, or neglect to give them exercise and lots of love. After owning three different American Pit Bull Terriers from three different situations and experiencing the most love and desire to please and love their owners, it is clear to me that bad owners are the problem. There are thousands of Responsible pit bull and all dog breed owners out there that need to be recognized. Share you canine best friend with us here "no matter what kind of breed, by posting their picture in your comments. If your pet is not one of discrimination: Grab your baby and give him/her a big hug and be glad that you don't have to fight against ignorant legislators. (post any kind of pet here, cats, horses, ect..Responsible pet ownership goes along way and we salute you!)

When is the last time you watched the Sun-Rise?

 As a young girl and well into my twenty's I would ride my bike, walk or drive to an old train bridge that crossed the Wabash River. Indiana on one side and Illinois on the other. My favorite thing to do was get up just before sunrise so I could enjoy the view from the old bridge. Not one who is scared of heights..I would sit on the edge with my feet dangling and watch and listen for the quiet of the sun coming up across the plains.

Over the years I usually have a chance at sunrise watching when I'm camping at one of TN's parks, taking an early morning hike..I find a nice place to sit with my canine best friend "Merlot"   and let my thoughts reflect on everyday life, choices, goals, family, trials and yes blogging. In Crossville, Tennessee I have found another sunrise spot and I'm still looking for more. When you take the time out to relax, collect your thoughts and reflect on your life you also take the time to better yourself. When is the last time you watched the Sunrise? Even if it is from your front or back porch the experience and time out is worth it.

Five years ago or even three years ago most of us did not even know the word BLOG and now most of us brand the names of Blogoholic,  blogoholism or blogger. This blog definition might explain it best. = A frequent, chronological publication of personal thoughts and Web links. A blog is often a mixture of what is happening in a person's life and what is happening on the Web, a kind of hybrid diary/guide site, although there are as many unique types of blogs as there are people. ...

Here is a list of sure signs that you might be a blogoholic or you are headed that way. Please feel free to add some of your own blogging additions!

 

  • Your family and friends find out what your doing or how your doing by reading your blogs.
  • You say "I'll have to blog about that".
  • Your family and friends tell you "you'll have to blog about that".
  • When you first catch the bug you spend your days thinking what you can blog about.
  • After your a blogoholic, you don't have to think about it. Blog ideas come natural.
  • People start asking you to blog something for them..for their business, company,advertisment.
  • You dream of subjects to blog about, wake up and write it down.
  • You use several blog sites, so you can do more blogging.
  • You neglect your dishes, laundry, family...you are blogging.
  • Your late night blogging has caused sleep deprivation.
  • Your excitement is that of Christmas morning when you discover you have new comments.
  • You become angry or frustrated when others do not keep their blogs updated.
  • You tune out everything = Your blogging!!!
  • You start gaining weight. no exercise.
  • You will not travel with out your computer.
  • Your camera is attached to your hip...you might find the perfect picture for a blog.
  • You take longer showers, your thinking about your next blog.
  • Your kids or pets beg for your attention...while you zone at the computer screen blogging.

Unfortunately, there are no recommended treatments for blogoholism. The best thing to do is to just admit that you have a problem. I did it and so can you...

My husband and I were having a conversation about what we were going to watch on television and I wasn't truly excited about watching boxing so he watched boxing while I was on Active Rain.  I asked him when the boxing would be over and he asked me why I wanted to know.....when I looked puzzled, he said Active Rain is on forever........(I think he is jealous).....

 It was very exciting when we all heard that Cumberland Cove was approved for city water last year. Already the city is working on the main lines. They are still in progress today.

When selling your lots in Cumberland Cove you and your Realtor must state and inform the buyer in writing that he or she is responsible for the city water assessment - If city water has not yet been connected to that lot.

 Cumberland County is one of the few areas that has held a strong market despite the problems in other areas, however the slow markets in other states have affected us due to those who want to move here being unable to sell homes where they are now. Much of the country has moved towards a buyers market, with the current slowdown due to economic factors as well as interest hikes.  In Middle Tennessee, and a majority of the south, many people are relocating to escape the high costs of living in the east and west coasts. This is the time for those unaffected by the problem of selling their homes to get a good buy in a home as prices have dropped. Holidays are over and summer is on it's way. According to the national Association of Realtors... The market has risen 2.7% and will only continue to climb.

It's a colorful world out there! Add Color To Your Blogs.

 If you would like to add some color to your blogs or other websites, I've compiled a few sites to help you do just that. I'm still learning myself but the more I experiment the easier it gets.
  •  Add color to the background page of your blogs/sites.
  • Color only individual words.
  • Change the color of your entire page fonts.
  • Enlarge your fonts.
  • Change the color/size of your links and heading.

Visit these sites as they are very easy to lean from when it comes to html hex color codes and the language of becoming a true online master. After you see how and where to add your codes, simply do a google search for "Color Codes" and you will see many options. I suggest that when you color the background pages that you keep the colors light or pastels. Also try to stick with recognizable colors as some people do not have the ability to read all colors from their computer.

Here is a simple example to give this a try. Create a one sentence blog and save as a DRAFT...you save as draft in the same area you choose to save as PUBLIC, MEMBERS ONLY.  This way if you mess up you don't delete an entire blog like I did.

Go back to your draft and click on HTML at the top of the page. Here is a code to change the colors of all the words in your blog, the color code here is a bright blue, the code for this color blue is 0000ff  those are zero's.  Here is the code   Place this at the top of the page under HTML. Place inside the

right after the p. Just experiment. Simply change the color code for a different color.
